As we all know, giving buyers as many options to view a property online is imperative to selling a property today. Not only for interstate and overseas buyers but, increasingly, for locals who may not be able to view the home in person. Not to mention your own reputation as an agent. Sellers are looking for agents who can provide a comprehensive online marketing plan to give them the best opportunity to get top dollar for their property.


Video is still the most common and popular way to show a home online and there are more and more platforms and formats to do this. Think about it. You have:

  • Facebook (your business page feed, stories or paid ads)

  • Instagram (Reels, Feed & Stories)

  • TikTok

  • LinkedIn


When it comes to video, a lot of agents go straight to thinking "Another thing to add to the marketing budget", "I don't want to be on camera", "This property isn't 'worth' doing a video".


But these objections don't take into account all the places video can be used! Yes, if you are planning to use video on a property portal, you probably want it done by a professional.


But is that the best place for video?


Your phone can be just as powerful as a professional camera when it comes to showcasing property online! Not to mention, video done on your phone is free and a great selling point for potential sellers if you are good at it!


Instagram Stories, Reels and TikTok are all platforms with huge reach, great audience engagement and guess what? That video you shoot on your phone is going to work much better than the professionally edited property video.


Here are some ways you can use your phone to showcase your property on social media


  • Property sneak peek - show buyers the highlights of the property before it goes to market

  • Live tours - walk through the home using Facebook or Instagram live

  • Showcase the best features of the home ( a Reel would be great for this!)

  • Show your audience some of the best features of the neighbourhood.



And don't forget, your phone is also a great way to work on your branding and showcase your expertise. How about

  • A Reel showing a home open or the process of staging a home

  • A question of the week segment, answering some of the most common questions you have been getting from buyers and sellers

And don't forget, make sure you add a little personality - after all, one of the main benefits of video & social media is it is the quickest way to build trust with your audience
