Floorplans: Why we do them the old-fashioned way.

Floorplans have become a staple in Real Estate marketing over the last 5 years. Fact: It is our highest-growing department, growing year on year by at least 30% and every second listing now has a floorplan. Why? Because buyers want them!


As a Real Estate marketing company, we very much have our fingers on the technology pulse, especially around advancements in AI for imagery and Lidar for floorplan creation.


For those not familiar with Lidar, a quick explanation below:


Lidar, which stands for Light Detection and Ranging, is a remote sensing method that uses light in the form of a pulsed laser to measure ranges. Some phones/tablets have this technology and can be used along with many apps to create a floorplan.


We, however, like to do things the old-fashioned way still. (Well, not with grid paper and a pencil!) We have trained draftspeople who use an ipad and laser measure to manually draw the house and site plan and we then have a team that redraws them to our specifications (or our clients).


The reasons are:


- Accuracy of measurements and detail of the actual plan and site plan -

We take pride in the detail we give in our floorplans and site plans and you can't achieve this using an automated app.


- Angles and areas that aren't square can be a big issue using Lidar and floorplan apps.


- Site plans -

We have found, can sometimes be the most important part of the floorplan, especially for rural properties and these can't be completed without being manually drawn and these require a level of detail that only a human can draw.


- Time on site -

For smaller properties and apartments, it can generally be quicker to hand-draw plans.


-Turn Around -

We can have them back and ready for marketing to our clients well within 24 hours. Most app deliver well after that.


Sure, this method is not the most cost-effective way to do things, we know that. But it does mean you get a highly detailed and accurate floorplan, drawn to scale, by someone who is trained to do so. Which for selling Real Estate, we believe is very important.
